In the immediate aftermath of the Grenfell Tower fire, the UK Government commissioned an Independent Review of Building Regulations and Fire Safety led by Dame Judith Hackitt, DBE.
The review published its findings in a report entitled ‘Building a Safer Future’ which identified systemic failures in the building industry and called on the UK Government to create a more effective regulatory and accountability framework for industry that put residents at the heart of a new system of building safety.
The recommendations contained in the report form the basis of the Building Safety Act 2022 which creates a new regulatory regime for building safety and establishes a Building Safety Regulator within the Health & Safety Executive with powers of enforcement and sanctions.
Although the provisions in the Act mainly relate to higher risk buildings, there are also provisions that apply to any buildings where Building Regulations apply.
This guide provides an overview of the Act and is essential reading for developers, designers and contractors involved in any project where building regulations apply, and those who own and manage occupied higher risk buildings.
