At Catalyst, our Building Regulation Principal Designer (BR PD) service not only fulfils the dutyholder role for the client but also helps ensure compliance with the Building Regulations. With over 10 years of experience performing an almost identical role in the Irish market, Catalyst is perfectly placed to provide a comprehensive service to ensure that both the Principal Designer duties and regulatory requirements are fully met.
By planning, managing, and monitoring the design phase, we will ensure coordination between stakeholders. As part of our design review, we will review the overall project and provide a risk profile which will form the basis of the trackers and then the RIBA 5 monitoring. We will also assist the Client in compiling the information required for Gateway 2 submission including Fire & Emergency File.
We can tailor scheduled site inspections to the project programme, depending on the risk profile. Benchmark inspections can also be scheduled at key stages of the project. We will contribute to the mandatory occurrence reporting as required under the HRB Procedure Regulations. We can monitor the compilation of construction records.
Tracking the compilation of critical information for Gateway 3 is a key focus. Additionally, we offer support to the Client in preparing their Building Control Completion Certificate application.

Our clients benefit from the experience of Civil, Structural, Mechanical, Electrical, Fire, Façade, and Environmental engineers, as well as technologists, and clerks of works. We provide all these roles in a single team rather than procuring multiple consultants to cover various disciplines.
We built our digital software platform, Obi, to ensure that critical information is tracked, validated, and retained for our clients. This allows them to demonstrate compliance with the Building Safety Act and other duties of care, building their digital golden thread of information.
